stories of the 1980's and 90's, and each year more owners of second homes
bring their properties onto the holiday market.

How many weeks & how much money?
Our Owner Information Pack includes lots of general information about
holiday letting, but to discuss your property specifically, we would need
to visit the property. We can arrange a no-obligation inspection of your
cottage at a mutually convenient time. If you currently let your property,
you will probably know all the ins and outs of holiday letting. If this
is a new venture for you, there are lots of things you need to think about,
many of which can affect the price your property would command.
Your
property needs to meet certain criteria - not least, current legislation
affecting properties offered for self-catering. Other items to consider
- will you allow pets? Smokers? Children? Short breaks? Is there a garden
and /or parking? Will electricity and fuel be included in the cost? Is
bed linen provided? In general, all these things affect the number of
bookings you may attract, and the more restrictions you apply, the fewer
potential bookings. We have detailed analysis of how the facilities offered
and restrictions applied affect bookings.
Give
thought to how your property is presented to customers. We always strongly
advise the inclusion of bed linen, heating and electricity. The price
charged throughout the year will reflect this.

Holiday
cottages by definition need to satisfy customer requirements and the
above are some of the main points we are asked for. It is fair to say
that if a property does not supply at least 5 of the 9 then bookings may
be difficult to come by. E.g. if your property is non-smoking, (and
more properties are) then it may be in your interest to accept pets. This
is one extra charge we do make. Owners will receive the normal %age for
each pet each week, which in theory should cover any extra cleaning. A
property which does not accept children, smokers or pets, does not have
parking or a garden, does not provide linen and has a coin meter, could
be difficult or impossible to let - unless of course the location is
stunning
and/or it is very competitively priced!!!
